If you own commercial or residential investment property and you've never heard of a cost segregation study, read this twice.

Here's what it is in plain English: most real estate investors depreciate their entire building over 27.5 or 39 years. That's the default. But here's what a lot of people don't know: parts of that building, the wiring, the flooring, the landscaping, certain fixtures, can be depreciated much faster. Sometimes over 5 or 7 years instead of decades.

A cost segregation study identifies those components and reclassifies them. The result? Accelerated depreciation. And accelerated depreciation means a significantly lower tax bill, sometimes in the very first year after purchase.
