Why lenders panic when they hear these 👇

1️⃣ “I quit my job”
Your loan approval is based on stable, ongoing income.
Changing or leaving a job during the process can cause delays to your closing.
2️⃣ “I bought a new car”
A new car usually means a new monthly payment.
That can push your debt-to-income ratio over the limit and change what you qualify for.
3️⃣ “I’m using cash for my down payment”
Cash has to be sourced and documented.
If it can’t be clearly traced, it can delay or derail the loan. Even if the money is legit.

None of these are automatically bad. They just need to be planned with your lender. 😅

Horses are a lot like humans.
Some days they’re focused, calm, and ready to work.
Other days… not so much.

You can show up with a plan, but if the horse is having an off day, you adjust.
You listen. You pivot. You don’t force it.

Mortgages are the same way.
