Camden County 55+ community demand is heating up.
Through April 2026, closed sales in the adult community segment are up 18.5% year to date, and median price is up 16.8% to $443,750 (NJ REALTORS, April 2026). April listings sold at 103.1% of list, and supply sits at 1.6 months. Tight market, motivated buyers.
What’s driving it (NAR 2026 Home Buyers and Sellers Generational Trends): Baby Boomers were the largest share of both buyers (42%) and sellers (55%) over the past year. First time buyers hit a record low 21%. Boomers move with significant equity, often pay cash, and the top three reasons they move are closer to family, downsizing, and retirement.
For agents working with sellers in larger family homes, a 55+ move is frequently the trigger that unlocks the listing. For agents listing in age restricted communities, the numbers say you have leverage.
