New home sales climbed 1.6% in June after slipping 2.0% and 4.3% in April and May. June’s annualized sales pace of 628,000 units is 7.4% below the 678.000-unit pace from 2025. Through the first half of 2026, sales are 5.2% below sales in the first half of 2025. The inventory of completed homes on the market stood at 118,000 units at the end of June, the same as its June 2025 inventory.

Congratulations to Elecia who became a new home owner last week! Elecia received Wells Fargo's $5,000 grant to help with closing costs and Wells Fargo's $10,000 grant to help her with down payment. We also were able to connect her with HomeFree USA to receive $15,000 using the NeighborhoodLIFT Program and $10,000 from PHDC's PhillyFirst Program for a total of $40,000 in assistance!

Elecia was also able to use her Housing Choice Mobility voucher from Philadelphia Housing Authority to transition from being a renter to a home owner!

I missed Judith's closing because I had another closing scheduled for the same day and time.
