What if a seller could help make a buyer's monthly mortgage payment more affordable? 👀

💡 Seller concessions are contributions a seller agrees to make toward certain homebuying expenses, including closing costs and interest rate buydowns.

Here's where things get interesting! ⬇️

🔹 Temporary Rate Buydown: Seller contributions may help reduce a buyer's initial monthly mortgage payments for a set period.

🔹 Permanent Rate Buydown: Seller contributions may be used to pay discount points, lowering the mortgage interest rate for the life of the loan.

🤝 For buyers, this could mean lower upfront costs or more manageable monthly payments. For sellers and real estate agents, concessions may be a valuable negotiation tool to help bring everyone closer to the closing table.

Buying in a higher-rate market can call for a little creativity. A 2/1 temporary buydown gives buyers a planned payment runway:

🏠 Year One: Payment calculated using a rate 2 percentage points below the note rate.

🏠 Year Two: Payment calculated using a rate 1 percentage point below the note rate.

🏠 Year Three and beyond: The full note-rate payment applies.

The important detail? The mortgage’s actual note rate does not change. Funds set aside at closing subsidize the difference during the first two years, and the payment progression is established from the beginning.

When permitted, negotiated seller concessions may help fund this strategy. It will not fit every buyer or transaction, but it can be worth discussing when the numbers align.
