Standard homeowners insurance policies in the US do not cover groundwater damage. Insurers classify groundwater seepage as a maintenance issue or gradual intrusion rather than a sudden, accidental event, which is the primary criteria for coverage under standard forms.
To obtain protection against this specific type of loss, homeowners typically must purchase separate endorsements or riders to their existing policy. These optional additions, often referred to as groundwater seepage endorsements or sump pump malfunction coverage, provide protection for water infiltrating through foundations or cracks due to high water tables.
Standard Policy Exclusion: Coverage is explicitly excluded for water below the surface of the ground that seeps through foundations or walls.
Flood Insurance Limitation: Standard flood insurance policies (such as those through the NFIP) generally do not cover groundwater seepage, as they focus on surface water, storm surges, and overflowing bodies of water.
Alternative Solutions: Homeowners in prone areas can buy specific groundwater endorsements from certain carriers or invest in physical remediation like sump pumps and French drains.
