Mortgage rates moved after Iran-war headlines shifted this week.

Not because of a Fed meeting.
Not because of a jobs report.
Because global conflict can hit oil, inflation fears, bonds, and mortgage rates fast.

Mortgage News Daily reported rates moved higher Monday after peace talks tied to the Iran conflict appeared to stall. The average lender moved up to 6.60%, still below the recent 6.70% high from May 19.

Earlier this year, buyers were seeing rates near 5.99%.
This week, they were back in the mid-6s.

On a $400,000 loan, that difference is roughly $150+ more per month in principal and interest.

That is why rate volatility matters.

The house did not get more expensive overnight.
The money did.

A lot of buyers are waiting for rates to drop, but right now, rates are tied to things nobody controls — oil prices, inflation, bonds, and war headlines.

Waiting may still make sense.

But waiting without knowing your number is where people get stuck.

DM me RATES and I’ll run the numbers based on where the market is right now.

The rate matters.

But it is not the only thing deciding whether you win the house.

In Central Illinois, the right homes are still moving.

Not every listing. Not every price point. But the ones buyers actually want.

That is why waiting for the perfect market can backfire.

By the time everything feels obvious, the opportunity may already be gone.

The better move is getting your financing, budget, and search strategy clear before the right home shows up.

Because when it does, guessing costs time.

The median first-time homebuyer is now 40 years old.

Not 28.
Not 32.
Forty.

And now, one of the biggest financial barriers for many buyers — student loans — is about to change again.

Starting July 1, 2026, major federal student loan changes begin taking effect.

The SAVE plan that roughly 7.2 million borrowers have been enrolled in? Being phased out.

Repayment options for new federal borrowers? Narrowing to two main choices.

Parent PLUS loans? Being capped.

Graduate borrowing? Facing new limits.

And here’s why this matters if buying a home is anywhere on your radar:

Your student loan payment can affect your DTI.

Your DTI can affect your mortgage approval.

And if your monthly student loan payment changes, your buying power could change too.

That means this is not something to figure out after July 1.

It is something to run the numbers on now.

DM me LOANS and I’ll help you understand what to review before the changes hit.
