Tim Taylor - Your Mortgage Pilot - Trident Home Loans, LLC Currently, I reside in Morton, Illinois with my wife of 29 years and our 3 children.

After graduating from the United States Naval Academy in 1989, I entered flight training. Upon receiving my “Wings of Gold” in 1991, I started training in the F/A-18 Hornet. I flew the Hornet for the next 18 years, 8 years on active duty and 10 years in the reserves. I did two 6 months cruises flying off the USS America.

After leaving active duty in 1999, I started my airline career at American

Airlines. At American, I have flown the F-100, 757, 767, S80 and current am a first officer on the Boeing 787 out of Chicago. In 2005, I was approached by a local community bank in my hometown to be a Mortgage Loan Officer (MLO). While working at the bank, I originated all kinds of loans: FHA, VA, USDA, Conventional, Jumbo, HELOC’s, purchases, refinances, construction loans and commercial loans.

In December of 2019, I met the team and ownership of Trident Home Loans (NMSL 65716) which is a veteran owned and operated business. They offered me a position that allowed me to originate and close loans all over the country.

The major draw for me to Trident was their commitment to take care of the client by offering the best rates without adding needless fees and points.

One of the most common questions I get right now is:

“Where are interest rates going?”

The honest answer is — no one truly knows. There are too many outside factors that can move rates quickly.

So instead of trying to perfectly time the market, I usually encourage people to focus on the numbers, their goals, and making the right decision for their situation.

Realtors and Buyers,

Take a look at this. The largest mortgage lender in the country is paying for 1-0 buydowns for locks initiated between now and June 30th. This is a free 1 year, 1 % lower interest rate for conventional and VA loans.

So, if you are waiting for lower interest rates, this might be a way to get into a home.

So, if today's rate is 6.5%, for the first year, your rate is 5.5%. You can refinance this at any time if rates drop. (VA IRRRL has to wait 210 days after first payment of this loan)

I have already locked 2 of these today, at substantial savings.

I will post the deals offered into the comments section.

Give me a call for a pre-approval or if you are under contract. Not only can I offer this deal, I can close a loan in 21 days.

Thanks

Tim

Now through June 30, UWM will cover the cost of your 1-0 lender-paid temporary rate buydowns on conventional and government purchases by providing a credit to offset the buydown expense. This allows your borrowers to take advantage of a payment equivalent to an interest rate 1% lower for the first year of the loan without any additional cost to them or you. https://bit.ly/48M608V

I don’t often get the chance to meet my clients in person since I handle loans in 31 states and work with buyers all over the country, but today was a great exception.

Had the opportunity to attend the closing for Ryan and Cosette as they purchased their first home — always a special moment to be a part of.

What made it even more meaningful was that I helped Cosette’s dad with a loan about 12 years ago. Really appreciate the referral and the continued trust over the years.

Also great catching up with a realtor I hadn’t seen in a few years — one of the things I enjoy most about this business is the relationships that come full circle.

No matter where the loan is — across the country or right here — moments like this never get old.

By the way, I covered their appraisal as part of a program I’m running right now — available on purchase loans through the end of April.

Congrats again to Ryan and Cosette on their new home!

✈️ Quick update…

The first quarter of the year, I’ve been able to help a lot of people refinance and purchase new homes — focusing on great rates, low fees, and strong service.

📈 That’s led to $22.7M in loans closed so far this year, compared to about $10M at this time last year — all driven by clients taking advantage of the current opportunities.

There are always outside factors that impact interest rates, but my focus stays the same — doing everything I can to provide the best combination of rate, cost, and service for my clients.

If you’re buying, refinancing, or just want a second look at your options, I’m always happy to help.

This is what happens when everyone works together. The borrower gave us everything we needed up front, our processor got it into the lender, the title work was done fast, now this customer will close his VA IRRRL in about 11 days total from application.

Great job everyone.

Free appraisals on purchase loans until April 30th.

Anyone closing a loan with me during this period will save $600–$800 on the appraisal.

That’s a great way to start the home buying process and keep a little extra money in your pocket at closing.

If buying a home is on your radar this spring, I’d be happy to help.

📢 A big change in mortgage trigger leads starts today.

For years, when someone applied for a mortgage and their credit was pulled, credit bureaus could sell that inquiry to other lenders. That’s why borrowers would suddenly receive dozens of calls, texts, and emails from companies they never contacted.

A new law now limits that practice.

The goal is simple: protect borrowers from aggressive, unsolicited mortgage solicitations.

A few things to know:

• Your current lender or loan servicer can still contact you
• A bank or credit union you already have a relationship with may still reach out
• Lenders you applied with can still communicate with you

But the days of getting flooded with calls from random lenders should largely be ending.

My job is to protect my borrowers through the process, communicate clearly, and make sure they are getting the right loan — not being pressured by a dozen unknown callers.

If you ever apply for a mortgage and something doesn’t feel right, call me.

Before you lock with a big bank or online lender, send me your Loan Estimate.

If I can beat it, I will.
If I can’t, I’ll tell you that too.

Either way — you win.
