Flood Insurance and FEMA Based flood policies:

The National Flood Insurance Program has experienced a lapse in authority. Until Congress reauthorizes the program, there are only a few types of transactions that can be processed.. As a result, processing timelines for transactions will be impacted.

Bottom line, renewals are not being generated and are not going out. We have been advised that, there will be a grace period and dates will be honored.

This is a challenge, for those in an "A" zone that coverage is required by your mortgage as a requirement of the loan. We cannot currently provide proof of coverage.

Individual Health Insurance update:

As of September 2025, the enhanced Affordable Care Act (ACA) subsidies are scheduled to expire at the end of the year, meaning millions of Americans face higher health insurance premiums in 2026 unless Congress acts to extend them.

The enhanced premium tax credits were originally introduced by the America Rescue Plan Act in 2021 and extended by the Inflation Reduction Act in 2022, but they are currently set to end on December 31, 2025.

• Reinstatement of the income cap: Eligibility for subsidies would revert to the original ACA rules, with an income cap of 400% of the federal poverty level. This is reinstating what is referred to as the “Subsidy Cliff”!

This would make millions of middle-class enrollee’s ineligible for any financial assistance.

It is projected that the average premium would rise by 75% in 2026 according to the Kaiser Family Foundation.

• Increased premium costs: Those who remain eligible for subsidies would see them shrink, leading to higher monthly costs.

As we continue to work with Clients impacted by Hurricane Beryl we want to make sure homeowners' in Brazoria and Galvestion County understand the Texas Windstorm Insurance Association (TWIA) windstorm certification requirement.

Before you have significant repairs or alterations made to the exterior of your home, speak to your contractor about obtaining a windstorm certification on the work done. Repairs or alterations that do not get certified make your home ineligible for coverage through TWIA. No Certificate = No TWIA windstorm insurance! We recommended that your contractor include the Windstorm Certificate as part of the contract. The project is not done until it is certified. Contractors that work in coastal communities should have an engineer that they work with, should be familiar with the process, and should properly certify their work. If your contractor suggests that they do the work and you get it certified or they tell you that you don't need it – find yourself another contractor! The concern here is that if you don't or can't get the project certified, it is now YOUR problem. If the certification is part of the contract, it is their responsibility and thus their problem.

We are back in the office. Power was restored Monday morning. Comcast internet came back on line at the end of the day yesterday.

We continue to play catch up and follow up with clients who have submitted claims.

Keep in mind that the damage we are seeing due to Hurricane Beryl is due to the high winds! If a tree was blown over, or the shingles blew off your roof causing water damage. The cause of loss is still the wind. The wind blowing led to the chain of events that caused the damage.

Post Hurricane Beryl, as like many in our community our office is without power. No power, no phones, no internet.

We are working from a temporary location - Comcast is forwarding our phones to our cell and we responding as quickly as possible.
