Mortgage rates drop for the fifth straight week!!

The average for a 30-year, fixed loan was 7.22%, down from 7.29% last week, Freddie Mac said in a statement yesterday.

15-year rate avg 6.56%, down from 6.67% a week earlier

Although the market is still very challenging, buyers trying to break into the market are getting some relief as rates pull back slightly from the highest levels in two decades.

“Market sentiment has significantly shifted over the last month, leading to a continued decline in mortgage rates,” Sam Khater, Freddie Mac’s chief economist, said in the statement. “The current trajectory of rates is an encouraging development for potential homebuyers.”

Apple has posted a "zero-day alert," which is geekspeak for system vulnerabilities serious enough to warrant a software update. I just updated my iPhone, MacBooks, and iPads – you should, too.

For my geekiest readers: the identified vulnerabilities are particularly concerning because they affect WebKit, the rendering engine used for all third-party web browsers on iOS and iPadOS, including popular ones like Google Chrome, Mozilla Firefox, and Microsoft Edge. Apple's restriction – "Apps that browse the web must use the appropriate WebKit framework and WebKit JavaScript" – makes Webkit a particularly inviting target.

For normal people: Do not put this off. Go to the settings menu on all your Apple devices and update your software ASAP.

FHA loan limit increases to $498,257

The Federal Housing Administration (FHA) announced that it is raising the FHA loan limits for 2024.

The "floor" limit will be $498,257 (65 percent of the national conforming limit), and the "ceiling" limit will be $1,149,825, marking increases of $26,227 and $60,525, respectively, compared to 2023.

FHFA conforming loan limits increase to $766,550

The Federal Housing Finance Agency (FHFA) has raised the 2024 baseline conforming loan limit for mortgages backed by Fannie Mae and Freddie Mac to $766,550, a 5.5% increase from 2023's limit of $726,200.

This adjustment reflects the average home price increase of 5.56% between the third quarters of 2022 and 2023. The conforming loan limit growth is slower than the previous year's 12.21% rise.
