The Kappe Residence by Ray Kappe, FAIA is a quintessential Mid-Century Modern masterpiece and the architect’s personal home. Floating above its hillside site, the structure allows the natural landscape to flow undisturbed beneath its bold framework.
Redwood ceilings, expansive walls of glass, and monumental skylights create a dynamic play of light from sunrise to sunset. Disciplined yet seemingly effortless, the home unfolds across seven split levels totaling 4,157 square feet, where traditional spatial boundaries dissolve.
The five-bedroom, five-bath residence is thoughtfully composed. The primary suite anchors the northeast wing, while three additional bedroom suites occupy the southwest wing, balancing privacy and communal living. A glass-walled studio below the main living area overlooks a tranquil rock garden, and the open living spaces enjoy serene treetop views with custom Kappe-designed furniture.
Four distinct outdoor spaces, including a dramatic cantilevered deck, create a seamless indoor-outdoor experience. Amenities include a lap pool, spa, sauna, and cabana with additional kitchen and bath.
Designated a Cultural Historic Monument and described by the Los Angeles Times as “the greatest house in Southern California,” the Kappe Residence is both architectural essay and poem. Serving as Kappe’s home, office, and creative studio, it was the birthplace of SCI-Arc and the source of inspiration for more than 200 projects, a global icon and a true national treasure.
