Good News!
Inventory is rising…and we haven't said that in a while. The month-over-month increases are the highest I've seen in a few years.

I think I know why. I looked at my update from May 2021 and interest rates were at 3.06% - they are now at 5.23%. That might have something to do with it. I've heard some of the pundits say we are experiencing "cooling" in the housing market. With inventory rising, buyers might have more options this summer than they have had in a while.

Our cancellation rate is something I'd like to explore a bit more - 29.3% is high. If that trend continues next month, I'll do a deeper dive into the main drivers.

One stat to keep an eye on - in your local Altos Research reports is the % of properties with a price decrease. I've seen that number steadily rise across the SoCal region from 10-14% to 21-27% (basically doubling) since early April to now.
