Before you ever quote a number, ask this instead:

What are they actually optimizing for? Lowest payment? Lowest cash to close? Fastest closing? Lowest cost over the life of the loan?

Nobody asks this. That's exactly why it works.

The second you quote a rate before anything else... you've told them you're just a number to compare.

Now you're not negotiating against a real competitor. You're negotiating against a phantom, a lower number that may not even be real.

That's how you lose deals you never had to lose.
