A First-Time Buyer Guide for Agents Who Want to Close More Deals

Understand the full monthly payment. Principal, interest, taxes, insurance, and any mortgage insurance need to be part of the conversation from day one -- not a surprise at closing.

Bergen County's single-family median hit $949,500 in July, the highest county median in all of New Jersey. But the headline only tells part of the story.

Bergen is increasingly becoming two separate markets. Single-family homes remain highly competitive, with buyers paying an average of 104.6% of asking. At the same time, condo and townhome inventory jumped nearly 25%, giving buyers in that segment more options and more negotiating room.

In Essex County, the 111.9% sale-to-list ratio is still the standout number. Even with the median price essentially flat year over year, competition for desirable properties remains intense.

Jumbo Loans: For Properties That Exceed Conventional Limits

When the purchase price exceeds the conforming loan limit -- $806,500 in most areas for 2026 -- you enter jumbo loan territory. I offer jumbo financing to buyers across New Jersey, Pennsylvania, Florida, Georgia, and Virginia.

Here is what to know:

Jumbo loans require stronger credit and lower debt-to-income ratios than conventional loans. Down payment requirements vary but typically start at 10% to 20%. Reserve requirements are also more significant -- lenders want to see that you have assets beyond the down payment.

That said, the rate environment for jumbo loans has become increasingly competitive. In some cases, jumbo rates are comparable to -- or even better than -- conventional rates, depending on the lender.

Whether you are purchasing a luxury home in northern New Jersey, a high-value property on the Jersey Shore, a premium home in the Philadelphia suburbs, or a waterfront property in Florida, I work with jumbo borrowers regularly and know how to structure a deal that closes.

USDA Loans: Zero Down in Qualifying Areas

What Is an FHA Loan?

If homeownership has felt out of reach because of a lower credit score or limited savings, the FHA loan was built with you in mind -- and I offer it to buyers across New Jersey, Pennsylvania, Florida, Georgia, and Virginia.

Here is exactly how it works:

With a credit score of 580 or higher, you can put down as little as 3.5%. If your score falls between 500 and 579, you may still qualify with a 10% down payment. That opens the door for many buyers who have been told no elsewhere.

FHA loans come with a Mortgage Insurance Premium. There is an upfront MIP of 1.75% of the loan amount -- which can be rolled into the loan -- and an annual MIP paid monthly. Depending on your loan term and down payment, MIP may last the life of the loan, so factor that into your planning.

Loan limits vary by county and state. Whether you are buying in suburban New Jersey, the Philadelphia suburbs in Pennsylvania, or making the move to Florida, I will show you exactly what the limits are in your target area.
