The Greater Phoenix housing market, by the numbers. 📊

September's ARMLS stats in plain English:
• Supply is up to 4.45 months (3.98 a year ago)
• Active listings: 25,251, up 4.4% from last year
• Sold listings are down 6.8% from last year, and contracts are down 10.3%
• Median price per square foot is $251.50, essentially flat year over year

What it means: buyers have more choice and a little more room to negotiate. Sellers should price it right and present it well to stand out.

Rates are above 7%, and new-home sales across the Valley are slowing. Builders are averaging about two sales a month per community, according to a recent Phoenix Business Journal report.

If you're selling: buyers are careful right now. A home that's well-presented and priced against its true competition still gets serious offers. A dated or overpriced one gets tours and no offers.

If you're buying: builders are offering big incentives, including rate buydowns and closing costs. Prices have been mostly flat for 18 months, so there's room to negotiate.

At the luxury level: analysts say this segment is holding up better, since more buyers pay cash and are less affected by rate swings. Scottsdale is selective, but it isn't stalled.
