Millions of Floridians in need of affordable housing, says new report https://buff.ly/41Y3d9X

The Florida Housing Coalition's 2024 Home Matters report highlights a severe housing crisis, with 2.4 million families cost burdened, spending over 30% of their income on rent and utilities. Of these, 1.3 million low-income households are severely cost burdened, spending at least half their income on housing.

CEO Ashon Nesbitt emphasizes the need for more affordable housing and ways to reduce living costs amid record-high inflation and stagnant wages. The report also shows a 21% increase in homelessness among children since 2022, with 94,899 children affected last year.

The report links unaffordable housing to food insecurity, health hazards, and mental health issues. Lower-income families face the highest electric bills due to inefficient homes. Nesbitt suggests making homes more resilient and investing in solar to lower costs.

During the pandemic, Florida's housing market was one of the hottest in the nation. However, the market has since cooled, with active inventory now back above pre-pandemic levels and falling home prices in areas like Southwest Florida's Punta Gorda and Cape Coral. Condo prices are also down year over year in nearly every Florida market. Some areas, like Gainesville, Palm Bay-Melbourne-Titusville, and Lakeland-Winter Haven, are predicted to experience temporary declines of 10 to 15 percent throughout 2025.

Market analyst Nick Gerli expects national home prices to remain flat in 2025, but projects price declines in Texas, the Southeast, and Mountain states.
