🎓 **BIG NEWS for Anyone with Student Loans!** 🏡

If you've been told, *"You don't qualify because your student loan payment is too high,"* don't give up just yet.

Beginning **July 1, 2026**, new federal student loan regulations could make homeownership possible for thousands of borrowers.

Here's why it matters...

Many borrowers enrolling in the new **Repayment Assistance Plan (RAP)** may see **lower required monthly student loan payments.**

Why does that matter?

👉 Lower student loan payment = Lower Debt-to-Income (DTI) ratio.

And a lower DTI can be the difference between...

❌ "I'm sorry, you're not approved."

and...

🎉 "Congratulations! You're buying a home!"

Here are a few examples:

✅ A borrower earning **$50,000** with **$80,000** in federal student loans could see their required payment drop from **$221/month to about $167/month.**

✅ A teacher earning **$45,000** with one child could see payments decrease from **$179/month to around $100/month.**

That may not sound life-changing...

But in mortgage underwriting, reducing monthly obligations by **$50–$100** can be exactly what's needed to qualify.

There are other important changes too:

✔️ RAP eliminates negative amortization, meaning balances are designed to shrink over time instead of growing.

✔️ Borrowers consolidating federal loans can now preserve important forgiveness credits in many situations.

⚠️ One important exception: Parent PLUS borrowers may lose access to income-driven repayment options, which could increase required monthly payments.

If you've been denied for a mortgage in the past because of student loans—or you've assumed you don't qualify—it may be worth taking another look.

Every situation is different, but these changes could open doors that were previously closed.

🦩❤️ **Why Wednesday: This Is Why I Love What I Do**

Sometimes a conversation changes everything.

I met a young man at my local computer repair shop while dropping off one of my computers. As I was leaving, I handed him my card and said something simple:

*"I do mortgages, and I love what I do. If you or anyone you know is looking to purchase or refinance, I'd be honored to help."*

His response stopped me in my tracks.

*"I wish I had known you a year ago."*

He went on to explain that he had tried to buy a home, but the loan officer he spoke with told him he needed to ask his uncle for more money for a down payment.

That was it.

No guidance.
No strategy.
No roadmap.

Just a dead end.

I remember thinking, *that's crazy!!!!!*

So we got to work.

First, we tackled his credit. Within a couple of weeks, by simply following a plan, his score jumped nearly 80 points.

Then we hit the next obstacle: income.

On paper, his debt-to-income ratio wasn't quite where it needed to be.

But life isn't lived on paper.

He and his girlfriend had been building a future together and planned to move into the home together. We added her to the application.

New challenge.

She didn't have a credit score.

Many would have stopped there.

We didn't.

I found a lender with a program designed specifically for first-time homebuyers with limited credit history, and together we kept moving forward.

Step by step.

Challenge by challenge.

Solution by solution.

And we got them home.

What I love most about this story isn't that we closed the loan.

It's that someone who had been told "no" finally found someone willing to show them "how."

Because I'm not in the business of finding reasons deals won't work.

I'm in the business of finding ways they can.

Easy files.

Complicated files.

First-time buyers.

Seemingly impossible situations.

If there's a path forward, I'm going to do everything I can to find it.

The best part came after closing.

This sweet couple surprised me with the most thoughtful gift I've ever received—a basket overflowing with flamingo treasures. Completely unexpected. Completely unnecessary. And so incredibly heartfelt that it made me smile soul-deep for days.

What they didn't know was that I had undergone surgery during their home-buying journey. When they submitted their offer, I was recovering. When they closed, I was just one week post-op. I couldn't sit for long periods, so I built a makeshift stand for my laptop and worked their file standing up or lying down because I was determined to see them reach the finish line.

And that's what this business is really about.

Not transactions.

Not numbers.

Not paperwork.

People.

Dreams.

And the privilege of helping someone realize that homeownership is possible.

🏡❤️ **Why Wednesday: This Is Why I Love What I Do**

Not every mortgage story is about overcoming underwriting challenges.

Sometimes it's about helping someone overcome fear.

This homeowner had a clear goal: refinance from a 30-year mortgage into a 15-year mortgage and move one step closer to a more secure retirement.

The math made sense.

The goal was important.

But the process felt overwhelming.

The mortgage process can be intimidating. Whether you're refinancing, buying your first home, or navigating a major life transition, the paperwork, documentation requests, and unfamiliar terminology can create a lot of stress and anxiety.

There were tears.

There were phone calls.

There were moments when it all felt like too much.

And that's okay.

Because sometimes people don't need a mortgage expert first.

Sometimes they need someone who will slow things down, answer questions without judgment, explain the process clearly, and remind them that they are capable of doing hard things.

So that's what we did.

One document at a time.
One conversation at a time.
One step at a time.

The refinance closed successfully, and what once felt overwhelming became manageable.

More importantly, this homeowner is now one step closer to a retirement goal that once felt out of reach.

Moments like this remind me that I don't just help people obtain mortgages.

I help people navigate intimidating situations and turn them into something conquerable.

Because behind every loan file is a human being.

And sometimes the greatest value I can provide isn't a mortgage solution.

It's patience, empathy, understanding, and the confidence to help someone reach the finish line.
