**Buy Before You Sell – A Simpler Way to Move**
Many homeowners want to buy their next home before selling their current one, but they worry about coming up with a down payment or carrying two mortgage payments at the same time. A Buy Before You Sell purchase loan can help solve that problem. If your current home has enough equity—typically with a loan-to-value ratio of 50% or less—it may qualify to be used as additional collateral for the new home purchase. This allows you to buy and close on your new home before putting your current home on the market, giving you more time and flexibility during the move.
With this program, only one purchase loan is needed. By using a cross-collateral arrangement on the home you are selling, financing may be available for up to 105% of the purchase price of the new home. An added benefit is that the mortgage payment on the home being sold does not have to be counted against you for qualification purposes, which can make it easier to qualify for the new home. This means you may be able to purchase your next home without first selling your current one or making a large cash down payment. Once your existing home is sold, the proceeds can be applied according to the loan terms, helping simplify the transition from one home to the next and reducing the stress of coordinating two separate real estate transactions.
