Three years.
That’s how long one of my clients was preapproved with me before they finally found “the one.” Three years of watching the market, waiting for the right moment, wondering if they were even ready.
Spoiler: they were ready long before they thought they were.
Here’s the thing about getting preapproved — it’s not a countdown clock. It’s a planning tool. It tells you where you stand today, so when the right house shows up next month or three years from now, you’re not scrambling.
And here’s a myth I still hear every single week: “We can’t buy until we have 20% down.” Not true. In most cases, you can get into a home with as little as 3% down. Twenty percent avoids PMI, but it is not a requirement to become a homeowner.
Rates are still hovering in the mid 6% range right now, and yes, they’ve ticked up slightly this week. But buyer demand is actually climbing too, because more homes are hitting the market. Waiting for a “perfect” rate has never been the move — being prepared is.
