DSCR deals are won or lost before underwriting ever starts.

One of the biggest mistakes I saw early was trying to “make the numbers work” after the fact. The better approach? Structure the deal correctly from day one—rent assumptions, expenses, reserves, and property type all aligned with DSCR guidelines before it hits a lender’s desk.

When you slow down upfront, you avoid surprises later.
Cleaner submissions. Faster approvals. Fewer re-trades.

This investor owned a large, long-term rental portfolio in one of the most challenging Non-QM lending markets in the country.

Baltimore City has become increasingly difficult for DSCR and business-purpose lending due to heightened scrutiny and limited lender options. Traditional financing wasn’t a fit for a borrower with multiple properties, entity ownership, and non-traditional income.

The solution: DSCR financing.

By qualifying based on rental income instead of personal tax returns, we were able to help this investor:

• Refinance 12 properties (28 units)
• Complete a $2.4M cash-out refinance
• Deliver ~$350K in liquidity
• Lower overall debt service by ~$12K per year
• Close inside a business entity — without personal credit reporting

All completed within 45 days.
