Have you ever wondered where your monthly mortgage payment actually goes?!

Your payment is typically made up of four main pieces:

🔵 Principal — Pays down your loan balance
🔵 Interest — The cost of borrowing the money
🔵 Property Taxes — Often collected monthly through escrow
🔵 Homeowners Insurance — Also typically included in escrow
*Depending on your loan, mortgage insurance may also be included.

This is why the purchase price and interest rate don’t tell the whole story when figuring out what a home will actually cost each month and why online calculators are typically wrong.

Local lenders will budget per neighborhood and help you understand the whole picture.

As a mortgage lender, I promise I’m not judging your weekly transactions. When people apply for a mortgage, they often feel like they’re handing over their entire financial life to a stranger. And honestly? That can feel pretty uncomfortable.

The good news is that I’m not looking for perfection. I’m looking for the things that can actually impact your loan approval. The things I need to know about are:

🔵 Late payments on mortgages, auto loans, credit cards, etc.
🔵 IRS payment plans or tax liens
🔵 Child support or alimony obligations
🔵 Taking on new debt (especially buying a car before closing)
🔵 Large cash deposits into your bank account
🔵 Gift funds from family members
🔵 Employment changes, especially moving from W-2 to self-employed/1099 income

Everything else? Your daily spending habits are usually far less important than most people think. My job isn’t to judge your finances – its to help you navigate the mortgage process and avoid surprises along the way. And for anyone worried about sharing personal financial information: protecting your privacy is something I take seriously. The information you provide is handled securely, confidentially, and only used to help get your loan approved. Think of me less as a financial detective and more as your guide through the process.

IF something changes while you’re buying a home, tell me early. Most problems are much easier to solve when we know about them ahead of time.

When in doubt, ask first. I’d rather answer a quick question than help fix a preventable problem later.

But it’s not the only thing that matters.

Because sometimes, the home you’re choosing isn’t just about the payment. It’s about the extra bedroom you needed. The bigger backyard. The neighborhood you love. The space for family to come over. The place where your kids will grow up and your best memories will happen.

Could you have gotten a lower rate by staying put? Maybe.
But if moving into the right home means more space, more memories, and a home that actually fits the life you’re living right now… was it worth it?
100%.

Rates can change. You can refinance later.
