As the housing market continues to change, you may be wondering where it’ll go from here. One factor you’re probably thinking about is home prices, which have come down a bit since they peaked last June. And you’ve likely heard something in the news or on social media about a price crash on the horizon. As a result, you may be holding off on buying a home until prices drop significantly. But that’s not the best strategy.

A recent survey from Zonda shows 53% of millennials are still renting right now because they’re waiting for home prices to come down. But here’s the thing: the most recent data shows that home prices appear to have bottomed out and are now on the rise again. Selma Hepp, Chief Economist at CoreLogic, reports, “U.S. home prices rose by 0.8% in February . . . indicating that prices in most markets have already bottomed out.” And the latest data from Black Knight shows the same shift.

So, should you keep waiting to buy a home until prices come down? If you factor in what the experts are saying, you probably shouldn’t. The data shows prices are increasing in much of the country, not decreasing. And the latest data from the Home Price Expectation Survey indicates that experts project home prices will rise steadily and return to more normal levels of appreciation after 2023. Some mortgage companies are taking advantage of a federal law that allows them to identify potential customers for the products they offer. Here's why your application for a mortgage may trigger competing offers, how you can use them to your benefit, and how to stop getting them.

The unsolicited communication about competing offers are called “prescreened” or “pre-approved” credit offers. Credit bureaus and other consumer reporting companies sell lists to insurance companies, lenders, and other creditors.

When you apply for a mortgage, the lender usually gets a copy of your credit report. At that point, an “inquiry” appears showing that the lender has looked at it. Mortgage companies buy lists of consumers who have a recent inquiry from a mortgage company on their credit report. Federal law allows this practice if the offer of credit meets certain legal requirements.

If you are planning to apply for a mortgage and prefer not to receive offers of credit and insurance, here’s how to stop them:

Call 1-888-5-OPTOUT (1-888-567-8688) or visit optoutprescreen.com. Provide certain information, including your home telephone number, name, SSN, and DOB. Don’t enter any personal information until you have checked that the site is secure.

Opting out of the offers does not affect your ability to apply for or get credit. Your request will be processed within 5 days, but it may take up to 60 days before the prescreened offers stop. If you have a joint mortgage, both parties need to opt out.

Put your phone number on the National Do Not Call Registry to reduce the telemarketing. To register or to get information about the registry, visit donotcall.gov, or call 1-888-382-1222 from the phone number you want to register. The telemarketing calls decrease within 31 days of registering. Your number stays on the registry for 5 years, until you take it off the registry.
