The Fed Just Raised Rates.
What Does That Mean for Your Mortgage?

Today, the Federal Reserve raised its benchmark interest rate by 0.25 percentage point. But that does not mean mortgage rates automatically went up by 0.25%. The Fed does not directly set mortgage rates.
Mortgage rates are influenced by several factors, including inflation, Treasury yields, mortgage-backed securities, and broader economic conditions. That means mortgage rates can move differently than the Fed’s benchmark rate.

Should You Wait to Buy?

Trying to perfectly time mortgage rates is nearly impossible. Instead of asking, “When will rates finally come down, and should I wait for that?” start with a question you can answer today:
Can I comfortably afford the home and payment?
If rates improve significantly later, refinancing may be an option. But lower rates can also bring more buyers into the market, increasing competition for homes. Your mortgage rate may change, but the price you pay for your home won’t.

🧾 The cost of waiting: From 2019 to 2025, home prices went up, rent got paid, and waiting to buy a home got expensive.

Across the KC Metro Area, renters paid tens of thousands in rent while missing out on six years of home appreciation.

💸 The receipt says it all:
