Weekend in review…

✔️ Yard work
✔️ Dad’s birthday in Weston
✔️ Squirrel rescue mission
✔️ Hosting a squirrel sleepover

Saturday took an unexpected turn when I found a baby squirrel on my deck before Mickey could decide he had a new friend. My heart immediately broke.

After a quick consultation with Chuck, my AI companion, a rescue box was built and little Milo (apparently I only name animals with M names now) spent the night safe and warm in my garage.

In between squirrel duty, we celebrated my dad’s birthday. He got a call from his oldest grandson in Germany, a handmade card, cookies from Katy, took to the skies with his favorite pilot and instructor Mark, enjoyed dinner with his grumpy old men group, and said it was one of the best birthdays he’s had in a long time.

This morning, after a little research and some squirrel reunion sounds playing from my phone, I placed Milo’s box in a tree and waited.

A couple hours later… the box was empty.

Maybe he was reunited with his mama. Maybe he decided my squirrel hotel had a strict checkout policy. Either way, I’m choosing to believe it was a happy ending. ❤️🐿️

Life is funny. One minute you’re pulling weeds, the next you’re hosting a squirrel sleepover…

🏡 What if your first home helped pay the mortgage?

Yesterday I hosted an agent open at 401-403 E 63rd Terrace in Brookside, and it’s a perfect example of a house hack.

A house hack is when you buy a duplex, triplex, or fourplex, live in one unit as your primary residence, and rent out the other unit(s). The rental income can help offset your mortgage while you build equity and start creating wealth through real estate.

The best part? You may be able to purchase a property like this with as little as 3% down on a conventional loan if you occupy one of the units.

I wish I had known about this strategy when I bought my first home. It’s one of the smartest ways for first-time buyers to get started.

Mickey’s latest accomplishment: one completely destroyed roll of toilet paper. 🧻

The difference between 6-month-old Mickey and 15-month-old Mickey?

At 6 months, he would’ve proudly shown me his work.

At 15 months, he sat there looking guilty before I even found the evidence.

Progress. 😂

It got me thinking about something I see every day with first-time homebuyers. Nobody starts out knowing everything. You ask questions, learn as you go, and lean on people who can help guide you through the process.

Whether you’re raising a puppy or buying your first home, growth doesn’t come from having all the answers. It comes from being willing to learn.

One of the biggest misconceptions I see with homebuyers is thinking only income matters when qualifying for a mortgage.

Your monthly debt matters too.

Programs like Affirm, Klarna, Afterpay, and other short-term financing options can seem harmless because the payments feel small… but they still impact your debt-to-income ratio. And sometimes the interest rates attached to them are surprisingly high.

A few small monthly payments can add up quickly and affect:
✔️ Your buying power
✔️ Your monthly mortgage approval
✔️ Your interest rate options

Before taking on new debt, especially while preparing to buy a home, it’s always smart to look at the bigger financial picture first.

Sometimes the question isn’t:
“Can I afford the payment?”

It’s:

Today feels bigger than barbecues, sales, or a long weekend.

A few years ago, I visited the Trail of the Fallen outside of West Point. It’s a mile hike up to the summit, and along the trail are rocks and boulders carried by people from all over the country to honor those who gave their lives in service to ours.

It’s hard to explain the feeling unless you’ve experienced it. The silence. The weight of sacrifice. The reminder that freedom has always come at a cost carried by someone else’s son, daughter, spouse, parent, or friend.

This country is not perfect. We have division, disagreements, and a lot of work still to do. But today, I’m choosing gratitude.

Gratitude for the men and women who stepped forward when most never will.
Gratitude for those willing to serve, protect, sacrifice, and stand watch so the rest of us can live freely and safely.

Memorial Day is more than remembrance. It’s responsibility. To live worthy of the freedoms we’ve been given and to never forget those who paid for them.

To all who have served, and especially to those who never made it home — thank you. We remember you today and every day. 🇺🇸
