Builders advertise rates 2% lower than market competition….sounds amazing, right?
Here’s what they don’t tell you:
1)The home price is $15,000 to $30,000 higher to "pay" for that rate. 2) Your rate jumps after year two (Hello payment shock). 3) You're locked into their lender, title company, and terms.
The question that changes everything: "What's the price if I bring my own lender?" Get the number in writing from both scenarios. You might find that the cheap rate just costs you $25,000 in equity.
