Many buyers believe the only way to get a better deal is to offer less for the house. But depending on the property and seller, there may be other ways to make your purchase more affordable.

Here are three items you may be able to negotiate:

✅ Seller-paid closing costs

Closing costs can add up quickly. You may be able to negotiate for the seller to cover some of these expenses, allowing you to keep more money in savings for moving, furniture or future emergencies.

✅ Repairs or improvement credits

Did the inspection uncover a worn-out roof, aging HVAC system or another concern? Instead of paying for everything after closing, you may be able to negotiate repairs, a credit or another solution within the loan program’s guidelines.

✅ An interest-rate buydown

A seller contribution may be used to reduce your interest rate—temporarily or permanently. Depending on the structure, this could lower your monthly payment and make the first few years of homeownership more manageable.

The lowest purchase price doesn’t always create the best overall deal. Sometimes an offer that includes the right seller assistance can save you more upfront or improve your monthly payment.

Mortgage Market Update: Preparation Still Creates Opportunity

The average 30-year fixed mortgage rate moved slightly lower this week to 6.67%, according to Freddie Mac. While that isn’t a dramatic change, buyers are responding—even modest rate movements have recently encouraged more purchase and refinance activity.

Most near-term forecasts suggest rates may remain relatively steady rather than suddenly dropping. That means waiting for the “perfect” rate may not be the most effective strategy.

A better approach is to build a financing plan around the things you can control:

✅ A comfortable monthly payment
✅ Cash needed for closing
✅ The right loan options for your goals
✅ Credit and financial preparation
✅ The timing that makes sense for you

The rate is important—but it’s only one part of the homebuying equation.
