But there’s another side to that conversation.

When rates fall, more buyers usually jump back into the market. More demand can mean more competition, fewer concessions, and higher home prices.

Buying in today’s market may actually create opportunities that are harder to find later:

Many of the retirees we know—our parents, neighbors, friends, clients—worked incredibly hard to achieve the American Dream of homeownership. They’re proud. Resilient. And not always quick to ask for help.

So what happens?

They quietly start to struggle.

Credit cards begin to fill the gaps.
Repairs—like a new roof—get pushed off and never happen.
Every dollar gets stretched on a fixed income.

And most people around them never even know.

This is conversation my industry doesn’t have often enough. I recently came across a story of a woman who lived this reality for years after losing her spouse. By the time she explored her options, she felt like selling her home was her only path forward.

But it wasn’t.

This wasn’t a last resort. It was an option she simply didn’t understand soon enough.

There are still so many misconceptions about a reverse mortgage:
• “The bank takes your home”
• “You lose ownership”

All false. In reality, these are FHA-insured loans designed to help homeowners 62+ stay in their homes, maintain ownership, and access the equity they’ve built.

Through a reverse mortgage, she was able to eliminate debt, remove monthly mortgage payments, and create a financial safety net—allowing her to stay in her home with stability and peace of mind.

A reverse mortgage can also be used to purchase a new home.

Instead of taking a large lump sum—say $500,000—from the sale of a home and putting all of it into the next property, many retirees can put down a portion and use a reverse mortgage for the rest—eliminating required monthly mortgage payments.

That means:
• More liquidity preserved
• Less pressure on a fixed income
• More flexibility for life as needs change

For the right client, this can be a game changer.

This isn’t about convincing anyone—it’s about making sure people don’t miss an opportunity simply because they didn’t have the right information.
