“Can I qualify for a mortgage making $30 an hour?”
That was the question — and it kicked off a real conversation I recently had with someone thinking about homeownership.

First, we worked through the basics:

$30/hour × 40 hours/week × 52 weeks/year = $62,400/year gross income.
Dividing by 12, that’s about $5,200/month — and lenders use your gross income (before taxes) to qualify you.

Then we applied the 45% rule:

👉 45% of $5,200 = about $2,340 allowed for ALL debts, including a mortgage.

They had a $400 car payment and a $100 credit card minimum.
After subtracting $500 in other debts, we had about $1,840 left for housing.

Fast forward through the math…

At today’s rates, $1,840 would cover a mortgage around $200,000, plus property taxes, mortgage insurance, and homeowners insurance.
With 5% down, that meant they could afford a home around $210,000.

The takeaway?
You don’t need to earn six figures to make homeownership happen — you just need someone to help you map it out (👋 Hello )

Here’s the strategy you may want to consider:

• Buy with 5–15% down
• Lock in the lower interest rate
• After closing, recast the loan

A recast lets you put a lump sum toward the loan later, which can:

• Lower your payment
• Reduce the balance
• Remove mortgage insurance

Every situation is different, but understanding the options can change how buyers approach their purchase.
