That feeling when you finally have a yard.

Somewhere to let the dog out, fire up the grill, or just sit outside without going anywhere. It's one of those things that's hard to put a value on until you have it.

Most buyers focus on the home price when estimating their monthly payment. But the final number is usually shaped by more than that.

Property taxes, insurance, loan structure, and interest rates all play a role, and small differences across any of those can add up more than expected.

📊 Inflation Update: CPI Came In at 4.2%

One of the biggest economic reports of the month was released today, and the Consumer Price Index (CPI), which tracks the cost of everyday items like groceries, housing, and gas, came in at 4.2%.

With energy prices remaining a concern and ongoing tensions involving Iran affecting oil markets, inflation continues to be something the Federal Reserve is watching very closely.

What surprised many people?

The mortgage market barely moved.

That’s because investors had largely anticipated a stronger inflation report and had already priced it into the market.

Now attention turns to the next Federal Reserve meeting under Kevin Warsh.

Will the Fed raise rates?

Will they hold steady?

We’ll have to wait and see.

As a mortgage professional, I watch these reports closely because they can influence the direction of mortgage rates and housing affordability over time.

What do you think the Fed does next?

A home inspection is one of the most important steps in the buying process. It's not just a box to check. It's an opportunity to understand the condition of the home before closing.

Knowing what you're buying ahead of time can help you avoid surprises and support better decision-making along the way.

Not everyone should buy a home right now.

Yeah… I said it.

If buying would drain your savings, your job feels uncertain, or you’ll be moving again in a few years, it might be smarter to wait.

A good loan officer doesn’t just tell you what you qualify for.

They tell you if you’re actually ready.

If you live in Florida, you’ve probably heard Governor DeSantis talking about eliminating property taxes.

As a Florida homeowner myself, I’ll be paying very close attention.

Not because I’m a mortgage lender, but because I pay property taxes too, and they’re a significant part of the cost of homeownership.

Now, before we start planning what to do with all that extra money, nothing has changed yet. This is still a proposal, and there are a lot of steps between an idea and becoming law.

But it’s an interesting conversation because property taxes impact homeowners, buyers, affordability, and monthly housing costs across the state.

Whether you’re for it, against it, or somewhere in the middle, this is definitely something worth keeping an eye on.

So I’m curious…

Would eliminating property taxes be a good thing for Florida, or do you think it could create new challenges?

Let’s hear your thoughts. 👇

Pre-qualification and pre-approval are often used interchangeably, but they aren't the same thing.

Pre-qualification gives a general estimate based on basic financial information. Pre-approval involves a more thorough review and carries more weight when it comes time to make an offer. Knowing the difference early can help set more realistic expectations and keep the process moving.

I spent 25 years in the automotive industry, 23 of those as a sales manager.

Now that I’ve been on the other side of the desk as a customer, I can honestly say some things still haven’t changed.

The dealership where we ultimately bought our vehicle was fantastic. The experience was smooth, transparent, and exactly how it should be.

But some of the other experiences? Not so much.

It reminded me just how frustrating buying a car can still be for many people.

Have you ever had a dealership experience that was amazing… or one you’d rather forget?

I’d love to hear your story.
