Everyone please help me congratulate my Seller Marion on the successful closing of her Ocoee home! 🎉🎉

I first met Marion years ago when she listed a previous home and it was expired. I showed up at the property and told her I could get the home sold for her. Although I didn’t get the listing because she already commit to another agent, I left an impression...😏

Fast forward 3 years later Marion gave me a call out the blue saying she would like for me to sell her current property. She was very impressed from our first encounter, and have been following me on social media over the years seeing my success.

At our listing appointment, I advised her I can sell her home for $15,000 more than what she wanted.

Well, after 24hrs on the market we had multiple offers. I was able to bring her an offer $5,000 over asking ($20,000 more than she originally wanted) 🤗, no inspection or appraisal contingency! Meaning the only thing my seller had to do was kick up her feet, and show up to closing to pick up her check!

Congratulations to my client the successful closing on the sale of his Windermere property, and the purchase of of his Oakland Park home! 🎉🎉

I sold John his first home in 2016 and fast forward to 2021, Johnny was ready for a change and a new start! He already knew what neighborhood he wanted to be in before listing his property and was waiting on the right time!🕑

Well that time was now! I was able to list his home and had multiple offers in 24 hours and sold for $6,000 over asking with no appraisal contingency! This is huge because we were already priced above market value!🤯

After we had his Windermere property under contract we went after Oakland park! We found this rare Duplex in the community and he fell in love. 😍

Johnny allowed me to play hardball to get the best deal and I was able to get the home undercontract with the SELLER PAYING $12,600 in closing cost! Johnny was also able to lock in a low interest rate before they increased at 2.875%😏

Everyone please help me congratulations the Walker family on the successful closing of their beautiful home in Lake Nona!! 🎉🎉

I started working with the Walker’s back in September. They were referred to me their brother and my friend , (who by the way always refer me the best clients🤗).

The Walkers decided to start the home buying process to take advantage of these crazy historically low interest rates. They wanted to be a very specific part of Lake Nona that had the best schools for the little one(s), easy access to the highway due to both of their jobs (Pharmacist and Engineer)

This property came on the market and we jumped on it as soon as however it had multiple offers. Due to the recent comps I advised them to stick to their guns and don’t budget. The seller went with another offer, but called us 3weeks later after the home didn’t appraise and the contract fell through. 😏

Long story short we slid in the at asking and I was able to negotiate $5,000 towards their closing cost during the inspection period!

We received a clear to close in less than 2 weeks and they are moving into the perfect home for them! 🙌🏽
