A while back someone sent me a property and said, “It hits the 1% rule, so it’s a good deal.”

That was the entire analysis.

Purchase price.

Monthly rent.

Done.

And I get it.

The 1% rule is simple.

If a $200,000 property rents for $2,000 a month, it passes the quick test.

But that’s just a filter.

Not a guarantee.

Because the rent doesn’t pay for vacancies.

Or maintenance.

Or property management.

Or rising insurance.

The crazy part?

Some investors use the 1% rule to justify deals they already want.

Instead of using it to screen deals they should walk away from.

It’s a starting point.
