A lot of buyers are waiting for rates to drop.

But here’s the reality: even when rates improve a little, the monthly payment may not change as much as people expect.

On a $350,000 loan with estimated taxes and insurance:

6.50% = $2,662/month
6.125% = $2,577/month
6.00% = $2,548/month

Yes, lower is better. But waiting for rates alone can cost you too.

When rates drop, the market often gets more competitive. More buyers come back in, home prices can rise, and negotiating power can shrink.

So the real question is not just “Should I wait for a lower rate?”

It’s “Will waiting actually put me in a better financial position?”

Sometimes buying in today’s market and refinancing later makes more sense than waiting for a crowded market tomorrow.

Spring Doesn't Fix a Bad Decision. But It Does Expose One.

Every spring, the market wakes up.
More listings. More buyers. More urgency.

And every spring, people make the same mistake...
They confuse market activity with personal readiness.

These are not the same thing!!

A few honest questions worth sitting with before you move:

Do you have reserves after closing? A house with nothing in savings is a financial liability, not an asset.

Do you know your actual number? Not what you qualify for, but what you can comfortably carry without restructuring your entire life around a payment.

Is your credit score where it needs to be or where it almost is? Sometimes, 90 days of patience saves you thousands over the life of a loan.

Are you buying because it makes sense, or because everyone around you is buying?

Spring is a great time to buy if your foundation supports it.

If it doesn't, spring is a great time to build that foundation.

Either way, I'd rather you make the right move than a fast one.

What Every Realtor Should Know About Their VA Buyer (But Most Don't)

This one's for the agents.
VA buyers get a bad reputation in competitive markets.

"The appraisal is strict." "The process takes longer." "The seller has to pay fees."

Some of that used to be true. Most of it isn't anymore, or it's manageable if your MLO knows what they're doing (like this MLO! *shameless plug).

Here's what actually helps you close a VA deal cleanly:

The seller doesn't have to pay the buyer's agent fee anymore. That changed. Stop assuming it's a dealbreaker before you present the offer.

VA appraisals flag real issues, not imaginary ones. If the property fails VA, it was probably a problem for any buyer. That's information, not obstruction.

Pre-approval with a VA-experienced lender changes the conversation. A generic pre-approval letter and a VA-specific pre-approval letter are not the same thing to a listing agent.

VA buyers often have stronger financial discipline, a military background, a steady income, and a benefits package. They're not a liability. They're underestimated.

Life Insurance Is Not a Death Product

I know. The topic feels heavy.
But that's exactly why most people avoid it and exactly why it costs them.

Life insurance, structured correctly, is one of the most underused wealth tools available to regular people.

Here's what I mean:

Permanent life policies build cash value. That value can be accessed while you're alive, for a down payment, an emergency, or a business move.

It protects the people holding your debt. Mortgage. Car. Credit. If you're gone, someone's absorbing that. Is it your spouse? Your parents? Your kids?

It's cheaper when you're young and healthy. The cost of waiting is not zero. It compounds, just not in your favor.

For veterans specifically, SGLI (Servicemembers' Group Life Insurance) ends when you separate. Many veterans assume they're still covered. They're not.

I've successfully pursued my 2-15 license because I watched too many people come to me for a mortgage with no financial protection underneath it.

A house is not a financial plan.
