👎I am honestly not a fan of the recent lending changes. When you couple accepting trade lines instead of credit scores, remove minimum credit scores and give longer debt options it just seems like a recipe for disaster.

Is anyone else feeling concerned 😨about these changes?

For the right person who is diligent in using these as access to real estate while continuing to move up in their industry and utilizing increased income to refinance when the market is better this option would be beneficial.

But I do not believe that ideal homeowner exists in the hundreds of thousands in this country.

Most Americans are already living above their means.
Most new homeowners aren’t willing to start small and affordable as a means to get their foot in the door when it comes to real estate.

Many want the shiny new home, turn key, new smells, big lots, sparkling pool etc etc. You get my point. This is where it’s going to get people handcuffed to debt for the rest of their life.

I do believe that if used in the right way this can help lower the barrier of entry to a lot of families BUT the risk and impact on our economy and real estate market is monumental if abused.

📢NOW more than EVER I cannot stress enough the importance of working with a loan originator who is well versed in a plethora of lending options to help assess your needs (now and future), guide you through these changes and provide strategies /options of loans that will be MOST beneficial for you in the long run!

What are your thoughts ?🎤

FYI- There is a 40yr mortgage and the 40yr I/O mortgage is on the non-QM side of lending.

Nevertheless it has been a loan option for a long time as has ARM loans. “Risky” loan terms still exist. BUT with education, the right person who has the right mindset about utilizing these options removes the risk. They are fully aware and are working with financing professionals to guide them through entry and exit of different lending strategies.
