Job numbers for June came in stronger than expected this am and mortgage rates are in the doghouse on the news … the chances of the Fed cutting rates in July dropped to below 10% (from over 20% pre-jobs report).

Pending Home Sales (signed contracts on existing homes) rose 1.8% in May from April, beating expectations. All four regions saw month-over-month increases. Plus, signings were up 1.1% compared to this time last year.

Jobs Report: 139K positions were added in May, beating the 130K forecast. Money markets trimmed bets that the U.S. Federal Reserve will cut interest rates this year: traders now see a roughly 70 percent chance of a quarter-point rate cut by September, compared with a probability of about 90 percent the day before the May payrolls report. Mortgage rates rose on the news (despite March and April’s downward revisions of 95K jobs) and face more headwinds ahead of key inflation reports due tomorrow and Thursday.

Private sector job growth slowed with just 37K jobs added in May - the weakest hiring pace since March 2023 and far below the expected 115K. Mortgage rates improved on the news. Friday's BLS Jobs Report will be key and will likely dictate near term market direction. Hopefully it's weak like today's ADP report which should help lower mortgage rates further.

Pending Home Sales fell 6.3% from March to April, missing forecasts. Contract signings for existing homes declined across all four U.S. regions MoM.

The MBS Highway National Housing Index dropped six points to 42 in May 2025 as buyer activity levels fell in all regions, most likely as a result of broader economic concerns.
