Thinking about throwing up a Facebook ad for reverse mortgages?

Here's the learning curve nobody tells you about.

On paper, generating your own leads sounds simple.

Run some ads, collect some info, make some calls.

In reality it's a whole new job.

You have to learn how to write ad copy, test creatives, pick the right audiences, and stay compliant.

Then you have to build landing pages, set up a CRM, connect the automations, and manage all of it.

Most loan officers are good at sales, because that's your craft.

Marketing is its own craft, with its own skills you have to learn from scratch.

The loan officers I see succeed with this do one of two things.

They commit to a real learning phase, usually six months to a year of testing and figuring it out.

Or they partner with a group that already has the system and the data.

Either path can work.

Just go in knowing it takes real time.

Treating it like a weekend project is how people burn through time and money with nothing to show for it.

I spent 10 years in conventional before I switched to reverse mortgages.

Here's what pushed me over the edge.

For years I did exactly what we all get told to do.

I built realtor relationships, went to every networking event, and gave up my weekends sitting at open houses.

It kind of worked.

But every year it took more effort just to get mediocre results.

Then the 2008 crash hit and everything fell apart.

I went looking for another loan product, and a friend introduced me to reverse mortgages.

At first I was completely against it.

I'd been in the business 10 years and had no idea how they actually worked.

Once I learned how much they help seniors, I went all in.

When conventional came back strong, I stayed with reverse.

I believed in the product, and the opportunity per file and per hour was much bigger.

My clients are retired.

They're home in the morning and afternoon, and they don't bug me at night or on weekends.

𝗜 𝗴𝗼𝘁 𝗺𝘆 𝘁𝗶𝗺𝗲 𝗯𝗮𝗰𝗸.

Today the senior population is growing a lot faster than the number of loan officers who can help them.

That gap is why I never went back to conventional.

"Just work harder and get more realtors" has got to be the worst growth plan for a loan officer.

That advice can get you to 20, 30, maybe 50+ closings a year.

It works. But it also turns your life into a circus.

You end up babysitting dozens of realtors, driving to every event, dropping off gifts, checking in, going to happy hour and buying drinks just to stay top of mind.

At some point it stops scaling, and it stops feeling worth it.

The loan officers who are still growing right now did something different.

They kept their key referral partners and added products where the same effort produces a lot more.

Reverse mortgages are one of those products.

In most markets, you'll be the only one out there marketing reverse mortgages aggressively.

That means every dollar you spend on ads and every hour of your time goes much further than it does in the crowded conventional space.

95% of loan officers are still going after the same products, with the same referral partners, in the same market.

Then they wonder why it's so hard to close loans consistently.

In business strategy that's called a red ocean.

The water is red because everyone is fighting over the same thing.

Margins keep shrinking, ads keep getting more expensive, and it's hard to stand out when you're selling the same product as the person down the street.

Reverse mortgages are what's called a blue ocean.

Only about 4% of loan officers offer them, and even fewer market them online.

Most borrowers in this space have never been contacted proactively by anyone.

Here's the part most people miss.

The program itself is a great one.

Most loan officers who don't offer it have simply never been shown how it actually works, and they don't have a system that brings in business every month.

That gap is why the market is still wide open.

Loan officers, the realtor model works until it doesn't.

Don't get me wrong, it can get you where you need to be, and it works really well for a lot of people.

Where it breaks is when you try to scale.

There are only so many realtor partners one person can handle, and the whole time your business depends on how their business is doing.

To flip that around, run paid ads.

If you don't know how, hire an expert to run them for you.

Put a call screener in place, and set up automation so you're not stuck doing the boring stuff yourself.

Your job is to work at a high level and show up to good calls.

Nothing will ever be quite as good as a referral.

But when people have seen your ads and watched your pre-call videos before they get on the phone with you, they already trust you.

Those calls end up feeling pretty close to a referral.

So build a system around it.

10/10/2026

After talking to thousands of loan officers across the country over the past few years, I keep hearing the same problems.

Most of you are good at what you do.

You know your products and you know how to take care of your clients.

Where it gets hard is your time.

Around 80% of it goes to work that doesn't bring in revenue, like following up on leads that went cold, chasing realtor partners, and trying to run ads on your own.

About 70% of loan officers describe their business the same way.

𝗦𝗼𝗺𝗲 𝗺𝗼𝗻𝘁𝗵𝘀 𝗮𝗿𝗲 𝗽𝗮𝗰𝗸𝗲𝗱 𝘄𝗶𝘁𝗵 𝗱𝗲𝗮𝗹𝘀 𝗮𝗻𝗱 𝘀𝗼𝗺𝗲 𝗺𝗼𝗻𝘁𝗵𝘀 𝗮𝗿𝗲 𝗾𝘂𝗶𝗲𝘁.

That comes down to the system, and the fix is pretty simple.

Control your own lead flow instead of waiting for the phone to ring every day.

Run paid ads.

Have a call screener handle the first conversation.

Set up automation to take care of the follow-up and the boring stuff.

Then you get to spend your day on the part of the job you're actually good at.

96% of loan officers are ignoring an $11.5 trillion market.

That's how much home equity is sitting in senior citizens' homes right now.

A reverse mortgage is how a lot of those seniors can finally get to that money, and it's one of the fastest growing opportunities in the mortgage industry.

It's also about as AI-proof as it gets, because these borrowers want to talk to a real person.

Here's why that number matters.

Only about 2% of eligible homeowners have ever used a reverse mortgage.

That means 98% of the market hasn't been educated on how the program could help them.

Compare that to conventional.

You and every other LO in your area are calling the same realtors, chasing the same first-time buyers, and competing on rate.

On the reverse side, 10,000 seniors turn 62 every single day.

A lot of them need help, and most of them have misconceptions about how the program works, so they have no idea it could help them.

This is a big, growing market full of seniors who need help getting to the equity they spent decades building.

The demand is there.

So the question is, why aren't you helping them yet?

🏡 Why I Got Into Reverse Mortgages Back in 2008

Loan officers always ask me how I built a business with actual work-life balance. My answer is simple: reverse mortgages.

Here’s why this program changed everything for me:

✅ No realtors in the mix
Reverse mortgage clients already own their home. That means no competing offers, no realtor negotiations, no deals falling apart because another agent got in the way.

✅ You control your schedule
Most reverse mortgage clients are retired. That means you’re not chasing them at 7pm after their shift — you can reach them during normal business hours and actually have a life outside of work.

✅ Way less competition
Most loan officers don’t even offer this program. While everyone else is fighting over the same forward purchase leads, you’re in a lane with far fewer people in it.

Back in 2008, I started offering reverse mortgages because I wanted a business that worked for me — not one where I was on call 24/7 chasing deals through realtors and racing the clock.

That one decision changed the entire trajectory of my career.

👇 If you’re a loan officer feeling burnt out from the forward mortgage grind, this might be the lane you’re missing.

📈 **10,000 Seniors Turn 62 Every Single Day**

And most of them own their home outright — or close to it.

Decades of payments. Decades of equity building up. A massive, growing pool of homeowners sitting on wealth they don’t know how to access.

Here’s the part that should get your attention:

🚫 **96% of loan officers don’t offer this program.**

Reverse mortgages aren’t niche anymore — they’re one of the most overlooked opportunities in the entire mortgage industry right now.

💰 The demand is already here
📊 The competition is almost nonexistent
🌊 It’s a blue ocean, and most LOs don’t even know it exists

While everyone else is fighting over the same shrinking purchase and refi leads, there’s an entire market of homeowners who need real solutions — and almost no one showing up to help them.

👉 If you’re a loan officer and this is the first time you’re hearing about it, that’s exactly the point.

🎯 Why I Stopped Buying Leads (And Started Being In The Ads)

For years I did what every loan officer does — paid ads, bought internet leads, hoped for the best. It worked... kind of. But it never felt like MY business. It felt like I was renting attention.

Then I made one change that flipped everything: I put myself IN the ads instead of just running them.

Here’s why that mattered so much:

✅ Instant trust before the call even starts
When someone sees me in the ad, then gets on the phone with me, there’s already recognition. “Oh hey, you’re the person from the ad.” That single moment does more for trust than any script ever could.

✅ No more chasing referral sources
I used to spend hours at realtor meetups and networking events, hoping someone would think of me next time a client needed a loan. That’s someone else controlling my pipeline.

✅ I got my time back
When you generate your own leads instead of relying on other people to send you business, you’re not waiting around. You’re not showing up to events hoping to be remembered. You’re building something that works whether you leave the house or not.

The truth is simple: your business shouldn’t depend on someone else’s schedule, memory, or mood. It should depend on a system you control.

Being the face of your own marketing isn’t just a branding move — it’s a trust move. And trust is what closes deals.

👇 Question for you: are you still relying on other people to send you business, or are you building something that works on its own?
