I wouldn’t start with Zillow or open houses.

I’d start by knowing my numbers and getting preapproved.

📊 According to the National Association of REALTORS®️, 74% of home buyers financed their purchase in 2025, and that number rose to 91% among first-time buyers.

💰 But being preapproved for a certain amount doesn’t mean you should spend that much. The CFPB recommends looking at the full monthly cost of homeownership, including your mortgage, taxes, insurance, and other expenses.

🏦 I’d also compare lenders. The CFPB recommends comparing multiple loan offers because even a small difference in your rate can add up to significant savings over time.

The bottom line?

Don’t fall in love with the house before you know what makes sense for your budget. 👀

Why is your home getting showings but no offers? 👀🏡

If buyers are walking through your home but no one is making an offer, the problem may not be the number of showings.

It could be one of these:

💰 Your price may not match what buyers see as the value of the home. NAR recommends considering factors such as location, size, condition, amenities, comparable sales, and current market conditions when determining a listing price.

📸 Your first impression may be happening online. According to the National Association of REALTORS®️, 83% of buyers who used the internet rated photos as a “very useful” feature when searching for homes.

🛋️ The home may not be showing at its best. NAR’s 2025 Profile of Home Staging found that 29% of sellers’ agents reported that staging resulted in a 1%–10% increase in the dollar value offered, while 49% reported that staging reduced the time a home spent on the market.

🏠 And sometimes, the home simply isn’t standing out from the competition.

The goal isn’t just to get buyers through the door.

The goal is to make them want to write an offer once they leave.
