🚨ATTENTION REALTORS - IMPORTANT DEADLINE🚨
Last week, FHA announced a major shift in policy. Effective with case number assignments on or after 05/25/2025, FHA will no longer provide financing to non-permanent citizens.
👨‍👩‍👦WHAT THIS MEANS FOR YOUR BUYERS:
If you have a buyer who is not a permanent citizen and is looking for a home with FHA financing, they should use 05/21/2025 as a deadline for a fully executed contract (which is needed for the assignment of a FHA Case Number.) On the effective date of the FHA policy change, they will no longer be eligible for financing.
🤷‍♂️DO WE EXPECT CHANGES WITH OTHER AGENCIES:
There are not yet any updates for VA, Fannie Mae, or Freddie Mac, but these appear to be sweeping changes at the direction of FHFA so changes can be expected from these agencies in the near future. We will keep you posted as we learn more.
