Final question is what do I think we will make on this investment, well first, note that we have held deed to another home in this neighborhood less than a block away, and we close to tripled what we spent. If we keep our budget at $23,000 or less if possible, and get close to the $67,900 that I will ask then we stand to earn $44,900 less agent commission. Now, lets get conservative as everyone wants a deal and whoever buys this will be no different. I would guess it will close somewhere around $58,000 less agent fees so I would expect to clear $30,000.

Next lets set our budget and plan for the Wirt street house, I would guess we will spend about 3 days tearing out the carpet and drywall and other things we want to upgrade in the house. I would then think 1 month or so is all we will need to do the upgrades and repairs in this gem. Total budget for this home $10,000 or less. Time to complete the home 5 weeks.

This is the first property that I chose, Vicki and I walked through it yesterday with Charlie Peters. We liked the potential so much that we decided to just offer the asking price for the home. The fact that it is a foreclosed on home and the kitchen cabinets have been removed, kept the asking price low. Good for us as we would have gutted the kitchen and bath anyway.
