Greenebaum Enterprises, the master developer of Maple Lawn, has filed to add 513 new homes to the Maple Lawn community in phases:

2029 â 260 apartments (on the surface parking lot at the southeast end of the Maple Lawn Business District behind the BP station off the Buch Way/Rt. 216 roundabout)

2030 to 2032 â 253 single-family homes on the 109 acre agricultural site where Sho-Nuf Turkey farm currently operates. Homes to be built in three phases - first 32 previously approved homes in 2031, then 175 in 2031 and finally 46 in 2032)
That brings Maple Lawn total homes from ~1,340 to ~1,821 total homes when complete.
One notable first: Maple Lawn has never had rental apartments or affordable units. That changes with this proposal â 39 of the 260 apartments (15%) would be designated as Moderate Income Housing Units (MIHUs).
The 253 single-family homes would be built on the former Iager family farm â the 109-acre property along Scaggsville Road that the family has farmed since 1839. Greenebaum purchased the land in 2019 for $7 million, but the Sho-Nuf Turkey Farm is still operating there today on a year-to-year lease. Farm manager Chris Bohrer has worked there for 37 years and told the Baltimore Sun in November 2024 he expects a few more years, but knows the end is coming. I suspect they will still operate for a couple more years before the single-family home construction begins in 2030. Bohrerâs daughter, Izzy, is the 4th generation to work the farm that raised 20,000 turkeys annually.
The Countyâs Planning Board has reviewed the proposal and DPZ staff recommended approval. The Zoning Board takes up the case June 3rd â though that meeting only determines who will hear the case. The actual decision comes later.
