During your application, we will get two most recent month's bank statement. Now we don't care how much Chinese food you bought.. we are focused on your DEPOSITS! πŸ‘

Any large or unusual deposits, outside of your normal paycheck, must be sourced and verified. ✍️ Anything we cannot source.. we must back out.

"Cash is King!" but not for mortgages! Since we cannot verify where you got the cash under your mattress from.. we cannot use it! 🏑

"You can't use borrowed funds.. to borrow funds!" Any personal loans that we see deposited.. we cannot use it!πŸ‘Ž

HOWEVER, if the deposit was in a bank statement 3 months ago, we will not see it.. making that money 'seasoned'. πŸ‘Œ

In simple terms, your Debt-To-Income ratio (DTI) is the amount you spend on debts verse your income.πŸ€“ Your debts will be minimum payments on credit cards, any auto loans, installment or Student Loans.

Once we pull credit, we can see all those payments!πŸ’Έ We add those payments with your new proposed mortgage payment, and put that against your income.. that is your Debt-To-Income ratio!πŸ₯³

Your typical bank will cap you out around a 43%.. however, we deal with wholesale lending and can push 50%+! πŸ˜‰ That's how we get you more house for your income!πŸ”₯

πŸ“Hourly employees- We have a very simple math equation we use! Hourly wage * Average hours worked per week * 52 weeks per year / 12 months = monthly income πŸ”₯

πŸ“Self Employed or 1099 Employees- This you need two years of Tax Returns for us to get an average. We will request your Federal Tax Return, and average your two year net Income! (We have ways to add income like adding back in depreciation, message us to learn more!πŸ˜‰)

πŸ“Overtime- this must be consistent for two years. We will average your overtime and add it to your base income!πŸ’₯

πŸ“Part time jobs- You must show that you worked a full time and part time job for two years to include BOTH incomes. πŸ™Œ
