Planning to buy a home in 2026? Here is the #1 tip we give first-time buyers: Do not deposit large amounts of cash right before you apply. 🛑

In the mortgage world, every dollar needs a "paper trail." We have to verify where your down payment comes from (savings, a gift, sale of an asset). Cash that suddenly appears in your account, often called "mattress money" is very difficult to "source" and can actually delay your closing.

If you have cash savings you plan to use, deposit it into your bank account at least 60 days before you apply for a loan. This lets the funds "season," making the underwriting process smooth and stress-free.

"I thought my rate was fixed. Why did my mortgage payment go up?" 📈 A question often asked every year after tax season.

The answer: Escrow.

While your Principal and Interest (the money paid to the bank) stay the same for 30 years, your Property Taxes and Homeowners Insurance (the money paid to the county and your insurer) often change.

If your local property taxes increase, your total monthly payment adjusts to cover that difference. The bank doesn't keep that extra money, we just pass it along on your behalf.

Review your escrow statement annually. If you see a shortage, you can usually pay it as a lump sum to keep your monthly payment from jumping!
