I've always liked the USDA Loan for customers as it is a great "zero down" product. But this week we had a customer who REALLY benefited from it. 💪

One of the unique features of the USDA loan is that if the appraisal comes in higher than the purchase price, you can actually finance closing costs into the loan (without having to go through the seller and raise the price, etc.)

In this case, my buyer was already getting most of their closing costs covered by the seller, so when they got a good appraisal, they not only covered the remaining closing costs (meaning they get their $1500 deposit back) but they were also able to finance buying their rate down, saving them substantial money every month!! ❤️
