quick follow-up to monday's post 👇

so what IS a seller concession? nearly half of buyers got one in august — 44.7%, the highest august share redfin's ever recorded.

it's the seller paying for something on YOUR side of the deal. shows up as cash or credits at closing, not a lower price. closing costs, repair credits, home warranty, prepaid taxes or insurance — all fair game.

one big thing: loan programs cap how much the seller can kick in. the limit depends on your loan type and down payment, so check with your lender before you decide what to ask for.

8 things you can negotiate besides the price 🏠

1. closing cost credits
2. repair credits after inspection
3. a home warranty
4. your closing date
5. appliances or furniture
6. a seller rent-back if you need time
7. HOA transfer or move-in fees
8. survey or title costs

with more homes on the market than we've seen in a decade, buyers have options again. price gets all the attention, but credits and terms can save you real money at the closing table. the best offer isn't always the lowest one — it's the one built around what you need.
