did you know? A VISUAL learner says: I SEE that now. That LOOKS right to me. I need to get the PERSPECTIVE. I'm in the DARK. I get the PICTURE. That's an ENLIGHTENING answer. Use "like" words, in this case, words that are of a visual reference, and make a great communication connection with people who describe things to you this way. Try it and see if visual people are more responsive/ receptive to you.

Purchasing a property and getting the Extended Home Owner's Policy ( as per the REPC)? Check with your Title Company to see if that particular policy will be valid if you later transfer vesting to a Trust or to a Company. Many of you might be puchasing a policy that could become invalid, you might need to purchase a Standard Owner's Policy instead of the EHP if you plan to vest it later in your LLC.

Checking title fees for a refinance? Be prepared with Information about new loan amount, original old loan amount and year it done, will you be paying off/subordinating a 2nd, is it a condo or PUD, will there be a vesting change? Get fees in writing that include the Title fees and the Closing fees, don't be caught unaware at the closing table. Call us for an accurate quote the first time.

HB 260 ( mechanic liens) passed. It becomes effective August 1, 2011, impacting the building community with regards to lien filing and collections. "Tenancy" refers to the way in which two or more owners hold title to real property. Tenancy is created when a deed or other conveyance document between parties is recorded. The most common forms are "Joint Tenancy" or "Tenants in common", although there are other forms also. Each has certain tax ramifications. We recommend our patrons seek competent legal and financial advice when considering a change in tenancy.
