My Criteria Of A Great Deal :

⚡ Fast Example (the kind pros run all day)

Deal hits your inbox:
• ARV: $420,000
• Asking: $250,000
• Rehab: $80,000

Step 1: Spread
$420k – ($250k + $80k) = $90k
👉 Passes the first filter.

Step 2: Rehab bump
$80k Ă— 1.25 = $100k
$420k – ($250k + $100k) = $70k
👉 Still works.

Step 3: Exit strategy
• Flip? Yes
• BRRRR? Yes
• Wholesale? Yes
👉 Multiple exits = safer.

Step 4: Time-to-money
