September Real Estate Roundup: What Buyers & Investors Need to Know

Mortgage rates are stuck in the 6-7% range. Home sales are slow. But deals are still happening if the numbers work.

Paul Sian, Realtor - Home Connections's latest pieces break down some critical strategies for navigating today's market; here's what stands out:

- DSCR loans are a game-changer for investors (qualifying on property income, not personal income)
- Rental property considerations go beyond location (think HOA fees, insurance, tax implications)
- The contingency clause can prevent wearing two mortgage hats at once
- PMI doesn't have to be forever; know when you can request removal
- 15 critical areas to inspect before signing (hire the pros)
- Buying abroad? International real estate has its own playbook;10 musts to know

Worth a read if you're navigating today's market or exploring investment opportunities.

Buying while selling? Not always a clean move

Too many people jump into an offer expecting their current home to sell in time. Reality checks in at closing.

Here's the tension:
Sellers hate contingent offers; they want certainty, not "maybe"
Buyers need them when financing hinges on the sale
New construction builders almost never accept them

You could be on the hook for TWO mortgage payments.

The timing and market matter hugely. An offer with your home already under contract? Sellers are more likely to bite. Early in your sale process? They'll pass and wait for a cleaner buyer.

Paul Sian, Realtor - Home Connections just broke down the whole playbook: contingency strategies, what real estate agents should (but don't always) explain, and why an attorney matters more than people think.

Worth a read if you're juggling both sides of this equation.

Best Real Estate Articles August 2026

Most real estate decisions fail in the details nobody told you to check.

The August roundup is live on Bill Gassett ~ RE/MAX Executive Realty's, MassRealEstateNews, and this month's lineup covers five of the most misunderstood topics in the market right now:

🏠 Two conventional loan programs that look identical on paper (same 3% down, same income limits) but split hard on one number that determines who actually qualifies

📊 What experienced agents are really looking at when they pull comps, and why the closing date everyone focuses on is often the wrong date

💸 The mortgage mistakes that keep costing borrowers money long after they think the damage is done

📋 A straight-talking breakdown for sellers whose listings expired without an offer, and what actually needs to change before relisting

🪟 Why buyers in new construction keep stopping to stare at the windows, and the specific design shift driving that reaction

Whether you're buying, selling, or advising clients, there's something in this one worth reading before your next conversation.

VA IRRRL Refinance

Most Veterans with a VA loan don't know this refinance option exists.

It's called the VA IRRRL, and it could cut your rate with almost no paperwork.

Loan officer Paul Sian, Realtor - Home Connections, just published a great breakdown. Here's what caught my attention:

✅ No appraisal required (VA doesn't mandate one)
✅ No income verification (again, per VA guidelines)
✅ Funding fee is just 0.5%, and waived entirely for Veterans with a disability rating
✅ The process is faster and typically cheaper than a traditional refinance

A few things to know before you call your lender:

🔹 You must already have a VA loan; FHA, USDA, and conventional loans don't qualify
🔹 You need to be current for the last 210 days; even one late payment kicks you to the traditional refinance process
🔹 Fixed-to-fixed refis require at least a 0.5% rate drop to clear the "net tangible benefit" test
🔹 No cash-out. This program is rate reduction only

If rates have moved since you bought, this is worth a conversation.

HomeReady vs Home Possible: Which Conventional Loan Is Better?

Most buyers think HomeReady and Home Possible are the same loan.

They're not.

Both require 3% down. Both cap income at 80% of AMI. Both offer cancelable mortgage insurance.

But five specific differences decide which one actually fits your situation:

🎯 Credit score minimums (620 vs. 660)
👨‍👩‍👧 Who can help you qualify without moving in
🏘️ Whether you can buy a duplex, triplex, or fourplex
📊 How much debt you're allowed to carry
🏠 Whether boarder or roommate income counts

If your score is between 620–659, HomeReady is your only option between the two.

If you need a parent or family member's income without them living there, Home Possible wins.

For everyone else? The programs price out so closely that the better lender usually matters more than the better program.

5 Critical Mistakes When Making a Home Offer And How to Avoid Them

When you're making an offer, the details matter more than you might think.

Here's an article by Paul Sian, Realtor - United Real Estate Home Connections about what real estate agents know that can save you thousands:

📋 Get it in writing. Verbal agreements and text messages don't hold up. A proper, signed contract with all terms is the only enforceable agreement. Use a contract from an agent or attorney. AI-generated versions often miss legally required terms.

⏰ Dates aren't flexible. Missing an inspection deadline by one day? You lose your contingency rights. Five-day inspection period means five days, not six. TBD is not an option.

🛡️ Build in contingencies. Every offer needs contingencies for inspection, appraisal, financing, and insurance. These protect you if something goes wrong before closing. Removing them to be "competitive" is how buyers end up with expensive problems.

⏱️ Set a smart expiration time. Too short and sellers can't even see it. Too long and they shop your offer around to other buyers. Follow what's customary in your market.

🚫 Don't let FOMO run the show. The last seller's market taught us this lesson the hard way: buyers who rushed to beat competition often overpaid and skipped inspections. That's how you end up house-poor.

Working with a skilled agent isn't just nice to have. It's how you stay strategic when the pressure is on.
