Conventional or FHA isn't a one-size-fits-all decision, it comes down to your credit, your down payment, and what fits your specific situation. A good loan officer isn't trying to steer you toward one program over the other, the goal is making sure you land in whichever one actually serves your lending needs.

An appraisal comes down to comparing your home against similar properties nearby, size, condition, and features all factor into that comparison. And an under appraisal doesn't mean your house isn't worth the contract price, it just means the data to support that number wasn't there yet. Understanding how the valuation actually works takes a lot of the mystery out of the process.
