PHASE I of the FEMA Flood Risk Rating 2.0 is coming 10/1/2021. But the new rating structure will only affect NEW policies written after 10/1/2021. So a new flood policy will be rated at the new, standard flood rates. Also, existing policies that RENEW between 10/1/2021 and 3/31/2021 can be renewed under the prior "legacy" preferred rate (with an 18% max premium increase) OR rewritten under the new Rating 2.0 rate IF the new rate is lower than your current renewal rate. So existing flood customers will get the benefit of the old rate or the new rate, whichever is lower. So if you are considering a new flood policy, or your policy is coming up for renewal between 10/1/2021 and 3/31/2022, you should contact your Agent to get a quote under the new Rating 2.0 system and discuss options for a new policy or renewal of your existing policy. Watch for additional posts regarding the PHASE II rollout (4/1/2022) for new and renewal policies.

Hard to believe we are in the 2021 Hurricane Season. Now is a good time to review your homeowner policy to ensure you are covered this hurricane season. Changes can be made at any time during the policy term. But keep in mind that companies may initiate a moratorium for any policy changes or new policies if a storm enters the Gulf. And flood policies have a standard 30-day waiting period. Call your Agent to discuss your policy before it's too late.
