Today marks the first day of hurricane season.
Now is the time to review your policy, secure outdoor items, and make sure your emergency plan is ready. Preparation brings peace of mind and we’re here to support you every step of the way.

Hurricane season officially begins in just three days, and while most preparation checklists focus on water, batteries, and supplies, your smartphone can be one of the most valuable tools you have before, during, and after a storm.

Apps that provide National Hurricane Center updates, weather alerts, gas availability, EV charging locations, home inventory tracking, medication management, and pet-friendly lodging can help you stay informed and organized when conditions change quickly.

Now is a good time to download the apps you may need, create accounts, and familiarize yourself with their features before a storm is on the radar. When hurricane season arrives, having the right information at your fingertips can be just as important as having the right supplies in your home.

The most common mistakes first-time buyers make ⚠️

Buying your first home is a huge milestone – and honestly, a massive achievement. 🥂

But because it’s all so brand new, it’s also really easy to trip up on things you didn't even know existed.

To help you keep the exciting part from turning into stressful, here are a few of the biggest mistakes we see first-time buyers make:

💸Underestimating total costs
It’s easy to focus on the monthly payment and forget about closing costs, property taxes, and those little fees that add up. Make sure you’re looking at the total number.

🏃‍♂️Making a panic move
The market moves fast, but rushing into a house that doesn't fit your long-term plans can lead to major buyer's remorse. Take a beat to make sure it’s the one.

📉Starting without a head start
Skipping the mortgage prep – like checking your credit or getting a solid pre-approval – can stall you right when you find a place you love.

🛍️Spending during the quiet phase
This is a big one. Buying a new car or opening a credit card while your loan is being finalized can actually tank your approval. Keep your spending boring until you have the keys!

🧾Glossing over the details
It’s a mountain of paperwork, but skipping the fine print in your contract or loan terms can lead to expensive surprises later on.

🏠Assuming the title is clean
Just because a house looks great doesn't mean its history is. Ownership disputes or old liens can pop up out of nowhere if you aren't looking for them.

A lot of these aren’t obvious until you’re already in the process – which is why a steady team around you matters.

Brick City Title helps buyers catch the hidden stuff early so your closing doesn’t get slowed down by avoidable surprises..

When water unexpectedly damages your home, the source matters more than you think. Water collected in your front yard after a storm does not mean a house has water damage. The burst pipe under your bathroom sink, which caused a leak while you were not home, does not equate to a "flood" in the insurance world.

So, what is the difference between water damage and flood damage?

Flood damage originates from natural external sources, such as heavy rain, storm surges, or an overflowing river. Meanwhile, water damage can occur due to a malfunction within the house, such as a malfunctioning washing machine, broken pipes, or a roof leak.

People's Trust Insurance offers coverage options for these types of damages. Water damage is a covered peril in People's Trust Insurance’s HO-3 policy. Flood insurance is a separate policy, since an HO-3 policy does not cover flood damage. Purchasing flood insurance is the first line of defense against flood damage, and a step toward a quicker recovery following a flood.
