One thing people aren’t taking advantage of enough….
Rate Buydowns

Interest rate buy-downs allow you to “buy” down your rate for usually one or two years. There is a cost associated with each buydown option and either you can pay for it, or ask the seller to pay for it. Here’s what it looks like.

Base rate at 7.5%

2-1 buydown:
Year one your interest rate is 2% less. In this case it’s a 5.5% rate.
Year two your interest rate is 1% less than base rate which would be 6.5%.
Year 3 it goes back to the base rate
For two years you have a much lower rate and can save thousands of dollars over that time!

Another popular option is 1-0 buydown

Same scenario as the above but your interest rate is 1% less for year one, then back to base rate at year two.

This buyer received seller credits and used them to pay for his 1-0 buydown. So he received a much lower rate and did NOT pay for a dime of it!

Buydown options right now are great because of the current market and it gives you a lower rate for a duration of time with the ability to refinance later when you get back to that base rate.

This borrower talked to at least 10 different lenders. Each time they came up short, and couldn’t help her out with getting a refinance done on her house.

All of them just looked at the hand they were dealt and folded.

It’s not about being a genius, but knowing how to get creative and be solution minded.

Got this Refi done, helped pay off a ton of high interest debt and got the borrower an extra $3k in pocket!
